Buying a Home in the Stanford Circle
Finding the right home here is not about seeing every listing. It’s about knowing which one deserves your offer.
I am Fang Yuan, a bilingual real estate advisor with Golden Gate Sotheby's International Realty in Los Altos. I help buyers find and secure homes in Palo Alto, Atherton, Los Altos, Los Altos Hills, Menlo Park, Woodside, and Portola Valley.
Where I help
Moving to Silicon Valley
New to the area, or still living somewhere else? I preview homes for you in person, show you on video, and explain how each community feels day to day, so you can decide with confidence from anywhere.
Choosing among seven communities
Each community is different: commute, school district, lot size, home style, the pace of everyday life. After nearly a decade at Stanford University, I can help you compare them clearly before you choose.
I help buyers who are
Buying their first home here
A clear plan from the first conversation to the keys, every step explained.
Moving up or downsizing locally
Buying your next home while selling the current one, with the timing of both sides planned together.
Buying from another state or abroad
With the search, inspections, and paperwork handled here while you are away.
Buying through a trust or LLC
Coordinated with escrow, your attorney, and your CPA.
An advantage on both sides of the table
When you find the right home, two things work in your favor.
The Sotheby's International Realty network
Some homes in this area sell before they are widely marketed. Through Golden Gate Sotheby's International Realty and my agent network, I watch for coming-soon and private opportunities, and I keep clear, direct lines with listing agents.
Bilingual negotiation
Many sellers and listing agents in the Stanford area are more comfortable in Chinese. I can speak with them directly in their own language, so your offer is clearly understood and taken seriously.

Common questions
Do I need to sign an agreement before touring homes in California?
Yes. Before we tour homes together, California buyers sign a written buyer representation agreement. It sets out how we work together, what I do for you, and how compensation is handled. I walk you through it line by line before you sign.
Can I buy a home in the Stanford area before I move here?
Yes. Many purchases here are made from out of state or abroad. I preview homes in person, tour them with you on video, review disclosures with you, and coordinate inspections, escrow, and signing. Wire instructions are always confirmed by phone with escrow, never by email alone.
How do I choose between Palo Alto, Los Altos, Menlo Park, and the other Stanford-area communities?
Start with your daily life: where you work, how you commute, the school district, how much land you want, and whether you want to walk to shops or prefer quiet and privacy. I can compare the seven communities side by side with you. Read the Stanford Circle overview.
Can I buy a home through a trust or an LLC?
Often, yes. Escrow will ask for documents showing who can sign, and your lender must agree if you are financing. How to hold title is a legal and tax decision, so please decide it with your attorney and CPA. I coordinate with them and with escrow.
